Here is my two cents from what you've provided; In general, your ranges for rehab, acquisition and ARV are way too broad- this could either be a great deal or a terrible deal, depending on where you landed within those ranges.

Totally agree- mastering the use of your time is essential, but it's a game changer.

I am new to the entire investing game but intrigued by MHPs.

@Andrew Postell thanks for the ideas. yes I did run a little excel and found out if i went up in price id have a bit more in the game after final refi.

Deals are a number game, keep grinding and you will close more deals $$.
