As a result we were left to foot the bill for $2300 of pest control and we have to seal all of the subfloors to block the dog urine odor.I feel that it is only fair to revise my reference for these tenants with their new landlord, and to let them know to inspect for bugs, since they are most likely taking up residence there now.

We ended up doing about $5,000 worth of upgrades (all new backyard fence (and the backyard was huge), kitchen backsplash, etc.)What caught me off guard more than anything was the utility bills, on going lawn care, open house and "realtor love" expense, a few staging items, etc.

Long story short, in this town the landlord is responsible for the trash bill unless the tenant signs up for autopay; the only way a tenant can pay is via autopay, they can’t just receive paper bills and then send in checks.July 23rd I explained that via email to the tenant, asked the tenant to pay me the $50 for the incurred charges so far that the LLC just paid, and instructed her to sign up for autopay.

If you tell them "I want this faucet." and the cost is $300, at the end of your project you will be billed a $200 "extra" because you went over your allowance.
