Core Logic shows the average SFH rent increased $600/month last year), and you likely had good/great tenants (a result of the housing shortage and how tenants understand that as a poor tenant they will have difficult time finding housing in San Diego).My answer is it is a good/great market to house hack if you plan on holding 10 years or longer and an OK place to house hack if you plan to hold at least 5 years.

While this may not seem logical, many lenders will give more favorable terms to what is called a rate-term refinance versus a cash-out refinance, the difference typically defined as whether you take home greater than $2,000 at closing of the refinance loan (cash-out) or not (rate-term).

In this situation with exactly zero cash flow, since the funds used to pay down the principal balance portion of my mortgage would come from rents collected, it seems logical to me that some of my depreciation expense would shield those funds, rather than 100% of my depreciation expense carrying over into the next year.Thoughts?
