The only options I have found have either had interest rates of upwards of 8%-11% .... short term 3 to 5 year Arms,  or if they are at a reasonable rate....  

Have you guys noticed any short or long term room damage or effects with tenants vaping?

Usually, there is a description of the Unit that outlines where the Associations ownership ends and yours begins. 

Other background includes holding a real estate license and working as a Associate Agent for Redfin, both for a short period.

If you haven't already checked the marketing on Zillow, I would say to make sure its out there and the photos and description are acceptable.

This may not be the most accurate description of property class, but it is one of the most entertaining I've heard. 

OR convince the seller to take back a short term second mortgage (6-8 months) which is junior to your hard money.

I like the keywords such as TLC, Handyman, etc. going from the description, but I'm concerned that by going from the description alone I might miss some key deals, so I'm trying to figure out property criteria that would work as well.

Long story short the area was changed to commercial allowing my project to move forward.
