I you become a commercial agent try to land with a specialized to larger commercial firm.Regular residential firms that sell houses might occasionally come across inherited land being sold for commercial or a mom and pop type small gas station.

Michael if you don't mind me asking, did the previous owners properly re-zone the SFR to a MFR (3,4plex) or did they simply illegally install power, gas, and water meters, and re-structure without the  permits.

One of our clients bought a park that was empty of homes, had a swimming pool filled with dirt, and a trashed club house for a bargain that some other organization had bought for what they thought was a "higher use" and gave up because of the cost of ripping out the pads, the electric, the gas, and the water supplies and sanitary lines.
