Frankly I find it absurd that a customer should have to butter up an employee in order for them to perform the responsibilities of their job, but that's the public sector for you.

It really just depends on your particular situation.Otherwise, right now there seems to be some normal market compression going in in sectors where for a little bit anyway good TICs, DSTs and NNNs can be found that are very competitive.

Is there any particular area that may actually give me more insight or expertise than another that will work well with my long term vision ?

Colorado is very well diversified in my mind with major tech, engineering, and medical sectors.

@Bernard Evans - @Clayton Mobley is absolutely correct, if you decide to do a 1031 Exchange with a portion of the proceeds, you will want to enlist the help of a Qualified Intermediary that has the expertise and experience to safely handle your transaction.

And with your husband's expertise in upkeeping properties, he could help vet out contractors in your new investment areas to ensure you're not getting screwed. 

Each team members expertise in their filed likely trumps that of a person who does everything on their own.
