@Jason Ines  Hi Jason,  In my opinion, there are numerous ways for someone to get started in real estate and not one strategy is right or wrong.  

I have spoken to numerous investors that already have rental cabins in the Gatlinburg/Pigeon Forge area.

I have a lot to learn and found BiggerPockets by searching for educational material online.  

My guess, it has a lot to do with the individual mortgage rep. 

It takes a little time of looking at numerous places, crunching the numbers, and getting feedback from smart and experienced people like @Rick Santasiere for the realistic expectations to develop.

I respect him and believe he has a lot to offer and has offered tons of useful information. 

Since this is your first investment, you have a lot to learn.

Maybe I'm wrong, but to me it doesn't seem like a good investment.Now if it was an actual lot and they were buying the home and the lot to go with it then yes, I could see potential profit.
