@Stephen Montez from what we see here on BP:1) Investors NOT knowing how to get properties under "market" value.They all expect to pay price in MLS and cashflow.2) Not taking the time to understand different property classes and their pros & consThey often buy a Class C rental for the low price, yet expect Class A results.3) Trying to DIY manage without doing their homeworkThey try to penny-pinch, yet their mistakes cost them dollars.

What I’d really love to find is a comprehensive resource that lists out rules and regulations in different cities worldwide, but perhaps that would be the size of an encyclopedia.

I know about HML and PML, but Jake’s program seems to go into a lot of different creative strategies.

Maybe they communicate differently but have good intentions.

I have never used a bank for mortgages or any loans and have owned 5 different properties in my lifetime (I will be 60 in March).

@Jeremy Muehlbauer I had a somewhat similar yet different property type for about 22 years, B&Bs.

Are there websites that will give me the current rental rates for 2, 3, or 4-bedroom units in the different parts of Baltimore City, Maryland?

Only issue with this is that if owner needs money, you'll likely have to come up with the difference between the loan balance and the value of the home as a down payment. 

We are both already investors though so it is a slightly different situation.
