Hi,I guess a couple things come to mind to me in regards to an LLC and questions they raise:1) An LLC doesn't prevent lawsuits just protects your other assets as LONG as you haven't broken the corporate veil/mixed funds and been negligent.

Also it makes a difference is the house is outdated.If it is functional but outdated it will become an expense for the buyer down the road with upgrading to sell to the next buyer.For instance if a home is 1 to 2 years old and you buy you can get away with owning a few years and reselling without pouring a bunch of money into it.If you buy a house that is say 5 to 10 years old and resell in a few years you will most likely have to spend substantial money updating for resale.On the bpo's now they actually make the 3rd party bpo broker/agent (who does not have the listing)sign an electronic from when submitting the report that they have not been influenced nor have they had discussions with any parties relating to the value of the property.The buyers broker,buyer,listing broker,and seller all have an interest to see the sale happen.The BPO person getting paid for a report is just an objective 3rd party.You want to make sure and not overpay for a property.For instance you put in an offer and wait 2 months for acceptance.Meanwhile the market has declined 6% since then and your deal is no longer that great.It's critical to know with a short sale how many mortgages and liens are present.The more to negotiate the more of a long shot of getting approval from all parties and hitting the value needed.

The cellulose blower would not feed a bale, each bale had to be pre-broken up or the blower would not chop it.

Green 2003 Subaru Legacy 4Door Wagon (with back seats down it makes a good size cargo bed and I like working at the lower height.)We used to have an Orange 1976 Ford Econoline Cargo Van but the gas mileage was terrible, the steering was pretty loose, the speedometer was broken, and the body started to leak (couldn't keep out the Pacific Northwest rain!)

In this case the $4,073.43 is broken up into:Delinquent City Services = $657.54Delinquent Storm Water = 922.64Delinquent Water = $1,371.23Health Abatement = $164.63Additional Charges = $957.39Normal property taxes appear to be only $1,907.81 for 2013.

Seems like it is in decent shape, not spectacular, but paint and new carpet will go a long way. built in 1935, neighborhood is all SFH, some rentals some owner occupied, mostly 30+ age people, some older individuals looking to not upgrade and sell out instead.

Given we are the only property w/o off street parking it is speaks even more of the property.We have made a substantial efficiency upgrade to the property (which is ~120 years old): it's now fully insulated, with triple glazed windows and a more efficient heating system (ductless heat pump).
