On our smaller properties (<=6) we have done away with laundry rooms in favour of en suite laundry.The only time we have studied "utilization" is when we were trying to develop ratios for machines to tenants/units.

FYI, We are a small opencommunity of 16 condos, no swimming pool nor gated entrance.I requested to have HOA's insurance for my reference, so that I can buy my condo owner's insurance properly.

As to law suits, one doesn't indicate much, 10% or more in a project is probably showing something, but, as to common areas take a look for yourself, I've seen some pretty picky HOAs complain about standard practice, if the walk passed code the owners probably expect it to last as long as thier homes.....Due diligence on a contractor isn't too hard, I'd like to see them be in business about 15 years or have some really quality builds.

The house is 2 stories, 5 bedrooms, 3 1/2 bathrooms two of which are en suite, one car garage, large living room, nice sized full kitchen, sitting room and rec room and large storage space in basement.

In Fl they're changing the law to allow only one year, verses five, to file the deficiency suit.
