If cash flow through a buy and hold strategy is your plan, then you would have title transfer to you, and hopefully the tenant paid rent would be more than the owner financed note and all the operating and cap ex expenses you will incur.

The other two are sales comparison and income approaches.If the building were leased, the income approach could work, but since it's not the most reliable approach in this instance is the sales comparison approach.
