Most here in my market have contractual clauses that state "they're dead when we leave - what happens after that is on you." 

Regardless, it's no use talking to the brain-dead virtual assistants, sometimes I think they are just there to rip off the wholesalers.

In the book Millionaire Real Estate Investor, the authors provide a handy chart talking about levels of return (ie 1-4% dead money, 5-7% safe money, etc.) which is why I am curious to see what others use for that calculation.

I've lived in Pittsburgh since 2007 and I would best characterize this city as one where out-of-state investors ride in breathing fire at high noon, but slink out of in the dead of night grimly determined never, ever, ever to discuss the shaved orangutan they woke up next to.
