Many of these can have big impacts on home values and can tell you what types of homes to invest in.

You will not achieve positive cash flow therefor all you have is speculation on appreciation.

A Notice of Option is typically the best way to hold a position on the ability to buy n resell to the end buyer.

It's a realistic price point (~$300,000), in a hot location, and could positively cashflow ~$200+ as a rental. 

My advice to you is that as long as you understand that there are more negatives then positives and this area is not that great, if you are willing to roll the dice then go for it but I could never sell anything like this to a client as I know statistically how this will go. 

I DID make some good contacts through the vendor booths and have been able to turn that into some positives however the hopes of picking up useful nuggets were few and far between.

Strangely enough the seller had a complete remediation done & certified BUT the buyers child was still positive for lead after 3 months of living in the home.
