@J Scott, Realtor had an ARV of 162,000, my analysis was 150k, worst case scenario is a similar house just sold around the corner with a lower level of trim at 129,000.

It's worth noting that in most construction projects, the significant construction item is often only 30-50% of the actual material cost of installing that item - i.e. drywall sheets cost 15 bucks per but you also need corner bead, tape, screws, joint compound, sanding screens, etc to install and finish it.
