Biggest things to pay attention to:- foundation, as stated above - sloping, improper support, leaning- old electrical (any knob and tube or fire-hazard electrical still present)- asbestos on piping- sewer (I do a sewer inspection on every home with a camera down the sewer from house to street) or septic inspection- tank scan for underground abandoned tanks (here, it's mostly oil tanks)- mold that is on a sheetrocked wall is always behind the wall and crawling and still growing- separate gas, boilers, hot water heaters, and electric (do you have 4 of each, if not it will be hard to bill)- unpermitted work

In the market here, it may not be a realistic goal, as I am having a difficult time securing anything since properties have been scooped up in cash... after 4 months and nothing, my original primary residence has sold, month to month rent in furnished Airbnb’s is adding up as well as the storage unit holding my stuff, and I continue to watch interest rates rise.

I would try to bump the rent slightly higher though in this case since you have that large bill coming for the hot water tank soon and since this would be your first rental if you do rent make sure you get a solid tenant in there you cant afford a non paying tenant in the beginning.
