I can't sell it now because I won't get close to what it'll be worth once the easements are in place. Is it too soon to hook up with a developer if the lawsuits won't be finished for a few years?

The Tampa Bay market is white hot right now with tons and tons of competition.

I live in the Bay Area and I want to invest in Northern California.

My family and I have rented our home in the Bay Area (peninsula) for about 15 years now--a 3 BD 2 BR single family residence. 

Bay Area rentals will net you maybe .4 or .3 % on purchase price to rent ratio while out of state 1% is doable. 

For this thread though, my questions are on some properties I'm looking at in Northern CA.1) What's the best methods (and associated costs) you've been using to buy-out tenants, specially in the Bay Area?

If you're looking South Bay San Pedro is the only sane option.
