Are you going to be starting your portfolio eventually?

The Hilltop Mall (standard shopping mall, Macys, JC Penny, escalators, if you were alive in the 90s you know),  in Richmond CA was purchased in 2021, but the buyers aren't doing any of our brilliant peanut gallery suggestions.

What is the standard process from start to finish so we can eliminate as much risk as possible?

New landlord here and I've been forced to start my first eviction.

Hopefully rents start going up 2nd Qtr and into 2026 and 2027.What price range do you want to be in? 

We asked to escalate but haven't heard back yet.

My son currently lives in the townhouse b/c he is going to school and works in the area.Since he is young and starting out in life, I would like for him to only cover the basic costs (taxes, HOA, utilities) just enough for me to break even (I believe that will put him slightly little lower than market rent rates).
