My primary reason was for sport but things are wild even in the higher ARV neighborhoods; anything can happen. 

Just need to make sure your property is somewhat central to some sort of attraction that would generate demand for short-term rentals (universities, airports, sport/entertainment complexes, businesses, long-term construction projects, etc). 

This will allow people to reserve just a weekend I would raise the price on Memorial day weekend and lower the min stay to 3 or 4 days.I would add increased rates for any 3 day holiday weekends such as EasterLook at events that will be going on in your area, fishing tournaments, festivals etc and add special pricing for those time frames.Could you add gear for ice fishing in the winter to attract winter fisherman?

@Chris Schuler and @Ethan Atkinson, the Falcon's loss was brutal...I couldn't watch sports center for a couple of weeks after the game.

As far as my goal goes, I want to buy and hold in this specific market as a live-in college rental, 2nd exit strategy airbnb for the nearby sports arena. 3rd sell it off because its a nice area w/ schools.

Hi @Lacee BeitlerI know/have talked to a few people doing this recently, but to be successful it seems to need to be near the light rail line, the North Side (for sporting events), or in South Side/Lawrenceville/Shady Side/etc.Also, just make sure you hold back the 7% tax.
