My desire to be 'full time' in real estate sooner than I could feasibly have the rental cash flow to do so, and my building exhaustion with my current business drove me to read hundreds of posts on being a real estate agent as a person with an investment interest.

Talking on the phone to people who haven't done their basic homework can be exhausting, so I don't call until further interest has been demonstrated.Like you, I don't rule it out, but haven't had Section 8 renters yet.

Long story short, I've got a tired landlord that is overwhelmed and exhausted by the eviction process and being able to take the property off his hands mid-eviction could be valuable to him. 

Keep an abundance mentality that there are plenty of opportunities out there.

That's what my tenants do, as all but one of my properties does not have any off-street parking.You've got to love this pervasive mentality these days of the lack of personal responsibility.

Read books to help educate yourself and change your mentality on money!    

Remember the mentality of your tenant is a reflection of the property. 

I’ve been reading books since 2 years about real estate, mentality, economy..... my first target it’s to start with a 3/4 unit properties.. but I’m younger and I don’t have a lot money to use for the down payment.What do you advise me to do??!!
