I still have a lot to learn but have polished off most of the BP real estate podcasts and have self educated my self a lot on wholesaling (mainly from American perspectives, not sure of a lot of the differences between our laws yet in regards to wholesaling).

Check out the nearby members and network https://www.biggerpockets.com/meet , it will help you a lot to find partners that can help you out in investing.

If you check out my post about probate lists, it was pretty much reposting that with an update on results over the course of the last year and growing to 25+ deals/month with the information given in the post.It had very little to do with promoting my products, and a lot to do with a valuable topic.

I have a lot to learn, & I believe that I have a lot to give as well, as I grow!

I don't know the costs in your state, they may vary, but I pay something like $1200/year to be an agent (license, NAR membership, MLS dues, E&O insurance, etc).I don't make a lot as an agent, but it helps me A LOT to facilitate my investing.

It helps a lot to hear that I shouldn't let the phone silence get to me.

He bought it in '95 for $55k and 'hasn't done a whole heck of a lot' to it since. 

Not sure where it is located but maybe your first step is to try and sell the lot to someone else?
