Most people outside the profession don’t understand the time and capital it takes to make a project come to fruition.Before a single piece of equipment touches the ground, there are years of government meetings, environmental and site assessments, engineering studies, etc.Each step requires significant time, effort, and capital investment.But when done right, it creates a ton of value and transforms communities, which is why I love it.

Willing to help out with ground work or if you need me to cold call people or door knock.

@Tom Dieringer, you can do it remotely if you have someone with boots on the ground you can trust.

If you lack connections where you invest, having someone on the ground is valuable.

So far, I'm finding just as much positive as negative so I'd love chatting from a boots on the ground investor actually doing this who is not actively trying to sell something.  

Unfortunately, providing low-income housing in a state like New York is not just a thankless job - it is the kind of job where you will get kicked in the teeth, knocked on the ground, stomped on, p*ssed on, and then left for dead afterwards.

You need someone with boots on the ground to drive by the property regularly, inspect every 3-6 months, supervise maintenance, etc.
