@Jeremy Lee, the more twists you give this to end up at the same beginning scenario the more it looks like a step transaction - The IRS's favorite.If your parents can consider their ownership to be investment then they own an investment property that happens to be 75% of an entire property.

Sounds like somebody is twisting things around to where they can entangle and expose your personal assets.

@Leslie Schwab, I believe in order to defer all CG taxes, all of your profits need to be applied to your next purchase, which itself must be of equal or greater value than the properties you're selling.The part where you're selling the LLC, not the assets directly is a twist.
