Hi BP, would like to hear feedback from all you folks in or near the Kansas City area,Currently I'm looking for a software to help me generate leads, but there's so many of them to choose from, I don't know which is best suited for my area.

You can even "pay yourself" the cleaning fee if you want to and do the turnovers yourself.

Put language in your lease about use of the screen for all fires.I always made it the tenant's responsibility to have the chimney cleaned at least once per year for the built in fireplaces and twice per year for the store bought types as they have smaller chimney piping.  

This could be laborious as a one at a time deal.Not sure if this would work but you might be able to pay someone from Fivr to write a script that would do it automatically for you and generate a list based off of the multifamily addresses that you already have.   

So does he really not need affiliates and referral partners (or) is he just cleaning house (or) is there where he goes full ponzi scheme? 

MTR brought in 75% of the gross and more of the net due to lower cleaning fees for turning over the STR.For gross numbers we brought in about 1.2% of the ARV value in monthly rent this year which is decent based on the rules of thumb at least. 

This thought led me into studying about becoming financially free and building generational wealth.

Or do they just want to sign an agreement to move out in 30 days and you'll give them their full deposit in cash on move-out day, if they leave the place clean?

Hauling it away is the bigger task, but cleaning up after a fire is probably even more work.
