There are cheap PMs, but I think you end up paying for that in the end.

Depending on how close I was to having 20% equity in the property and being able to avoid PMI, I’d consider using some of my cash to pay down the mortgage when I refinanced.

Pay everyone more than what they make now at their construction job, be kind, and give them bonuses based on completion, and they will never leave.   

Factoring mortgage pay down, appreciation and tax benefits make them pretty solid investments.

Or just pay your sister a finders fee for getting the deal?

If you pay the $250 and they say it's all perfectly glued and installed schedule 80 then you're going to have confidence without worry.

If you do have a TX LLC just to hold a TX property, you still have to register in CA as a foreign LLC, which still means paying the CA LLC tax.
