My favorite use of PS is to dig into a property's mortgage, MLS listing status, BK, divorce, liens (especially liens) and forclosure status. 

The Elk River in southern Oregon, in particular is one of my favorite areas on Earth. 

I put a credit card on file at a local coffee shop that is a town favorite and bought coffee for everyone who came through until I hit $200.

When I see rust eating at welds like this I wonder how much of the problem comes from the management company (Rust never sleeps).A maintenance tech scheduled for some time with a wire brush and some Rustoleum could have saved this expensive cement tread stairway.Now it a welder (if it's salvageable) and the Rustolem, plus the cost to construct that ugly unpainted wood bridging system, and tear it down.And despite all of the drama that's going on, Mrs Kitty still has her favorite spot in the shade next to her food and water--a natural foe to garbage rats.

Doing this simple tweak to my listing has really helped me capture my favorite type of guests!

If you change it you may want to have an attorney look at your changes.I use zillow or apartments.com to accept applications, both offer services to run credit and do background checks.For screening you need to set your criteria before you start advertising.I recommend reading a book on landlording, my favorite is "Landlording on Autopilot".
