Investment Info:Single-family residence buy & hold investment.

I had a mentor who stressed "you make your money when you buy"; the next place you get, be sure to haggle big time - and walk away if the price is not low enough.

For a while, a truly irresponsible group of new investors were joining the forums, thinking they should pursue extremely dangerous strategies that put themselves and the people they were buying from at risk. 

We are entering the prime buying season - find other local investors and get their interest.With that said, there are a couple things that are unclear from your post. - The as is appraisal was for 275K,yet you are now expecting that it would be a reach to sell for 220K.

If prices ever cool I will buy another with a DSCR loan no doubt. 

Sorry for the confusion, I am buying and holding SFH homes and putting a section 8 tenant in there.

I make a decent amount of money nearly from my W-2 (over 100k) but still not enough to easily buy another property this year especially if I have to put down 20%.

I'd love to buy there again due to inventory and performing rentals but it's not worth it at this time.
