Unfortunately in this knee-deep BS age, it's harder and harder to identify who does forecasting and market reports for accuracy, and who does it for views and other nefarious profit centric reasons, and those doing it all with that vision of monetization of there content all placate to what the directive of message is that best drives views and monetization.

This is the premise behind the monetized installment sale which I believe is superior to a 1031 exchange.  

In CA, when I’ve completed more than 2,000 probate deals since starting (1978) it surprised me how many properties fall between the cracks, with (mostly) amateurs trying figure out how to monetize.

What this sounds like is some preferred developer trying to monetize part of his portfolio that he doesn't want to keep.

Using the calculators and doing my own research, the SFH I find that would cash flow well (>$300/mo net) are all in less desirable areas.
