Many renovations and updates are already done (half the windows, all bathrooms, both kitchens) and I love a Tudor.

New flooring, new paint, new fixtures, updated kitchen and bathroom.

Like that water leak under the kitchen sink or a malfunctioning appliance.

I’m thinking a less expensive granite vs. quartz in kitchen, maybe not spending a lot on the showers/ glass and trying to finding cheaper cabinets for everything but the kitchen. 

A really good investors agent will have renovation experience and give line item ballpark breakdown of what renovation or repairs will be with options instead of simply saying a new kitchen costs 15k.

., and breaking the drywall and kitchen cabinets with sledgehammer if I evict them for non-payment of the rent.

I have relationships with realtors, lenders, and contractors as i used to work for Menards designing kitchens and a realtor for a couple years.  

Regarding the improvements, we just did new kitchen, we are planning on doing the fence soon and we have added a couple of things.

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.
