You'll find folks with experience, deals, tips on turnkey note vendors and who is good/bad/otherwise.BP is a good place to network as well, though the distance & anonymity factors require extra diligence.Focus on building the complete set of circumstances and partners to be successful: note borkers or originators, title company, a good attorney to help you with diligence and contracts, and a good SDIRA provider - not just a paperwork processor or document provider, but a company with experienced investors on board who can help you make sure you are headed down the right path from day one.

Common sense should take over with most borrowers and they may select the path with the least damage. 

Positive cash flow is for sure the path I am looking to go. 

If they fire you, your path is set and you move with your parents.

Now you see the sarcasm in my reply, yet it is sarcasm that is founded on truth.In reality, I hate to see people enter into a new venture haphazardly - leaving a wake of destruction in their path (especially at the expense of others).  

If a deal comes through your new efforts, take that down the other path.
