If I know I have a big increase, I will typically push that conversation to about 3 months ahead, simply to give tenants time to look for a new place.  

Also, a good reminder that while STR's roll in the bank during good times, they are ultra risky for downturns.

Have been looking into Realtytrac, and investor title toolbox to pull large lists and push to VA. 

If anything, a recession will push more loans into default and make more product available.

Are you not doing any value add to the property that would push that up?

If the market drops significantly over the next 12 months you will not have the comps needed to "push the price".

Should I push for a better rate or has it moved to little to care. if the rate was lower we can pull more money and still cash flow. or would it be worth others to make a move on current rates.

Once they know you are capable and willing they will most likely push your charity and abuse that kind act.
