I really appreciate everyone responding and giving feedback on a fairly vague question.

It was *very* effective in dealing with people who didn't qualify (including several Section 8 applicants); about half the people who made an initial query, did not respond further once I sent my initial expectations message.  

This year I am in the middle of refinancing my personal home and lender is requesting a copy of the note which the seller had given me at closing but the note did not state the address so now the lender wants a copy of the note that was recorded with the recorders office and the seller has not responded to me. 

Give them something to respond to and then negotiate.
