to provide an update (I had it for awhile just forgot to provide it), the title search came back way too out of hand where there wasn't any room to work around it... verified it with my title search person and closing agent, it was not doable. 

It's also low because it's turnkey, the two go hand in hand. $900 out of pocket isn't bad at all for LA, I know that much.

@Robert Campbell I had one of these on a flip last year as they are pretty common in my area too (either hand dug wells or cisterns).

Yes they know plenty about the strategies, they  may even know the formulas to evaluate a deal. but they just haven't gotten out into the marketplace to learn first hand what a good deal looks like.

This is for a handful of reasons, one being because it is good to find out the restrictions and qualifications of the park to help prescreen potential buyers before they go through the home or to the park office.

They may even have some info on hand to help you make a decision.
