Because of all these reasons this is likely to go on for much longer than just 4 weeks.Be mindful that things will recover and do your best to hold rentals in place for when this is finally at least a bit under control and you can get back to business fully.

I have not seen too many sellers willing to carryback a majority of their sale.This strategy will really only work if you are adding value to the property of which will give you the opportunity to pay off both the lender and seller through a final sale of the property.

This number can potentially go up using a HELOC as a 2nd mortgage.Also, depending on your middle credit score, the maximum DTI is 45% or less.Of course, all of these calculations are based on the current fair market appraised value of your property.If these ratios are too high or the appraised value comes in lower than expected, the lender could require the cards to be paid off at closing as a condition of final approval.As far as the deposits are concerned, a "large" deposit can be seasoned in your bank account for a 30-60 day period to avoid having it become an issue in underwriting.

Finally, u mentioned the liquidity of real estate...I would look to stagger your hold periods so they are coming due at different times.for me I am trying to move towards more passive investment so shifting from active REI to syndicated deal or NNN over time.
