Brain,Proof can simply be a letter from your accountant, Council, or, if you are incorporated, your BoD ... though the third-party attestations carry more weight.

Property Managers make it all possible and if you find the right one - they will be worth their weight in gold.The only work I do on my rental units each month is spending about 5 minutes smiling about the money that they just deposited into my bank account, and then pushing a few buttons to handle the accounting.That's it.It's the same reason I hire a mechanic to work on my car.
