Hello again:Although several accounts I have communicated with are confident in their Real Estate Investment expertise so far they all pause when I speak about including a SDIRA in the mix.  

However, banks won't finance it until you show them the expertise in the field, 2 years of profitable financials and your personal guarantee of their money.

Sorry for the crazy amount of questions... but I am mainly a rehabber/developer so my expertise lies in those fields...

I am very happy to pay experts for their expertise.  

I would be brining the contractors and rehab expertise via my father-in-law who builds custom homes.

What @Zach Sikes said is correct - agents in the internet-age are focused on negotiating, coordinating, and monitoring all the elements that Redfin can't help with, while providing customer service and expertise (hopefully) that lessens the stress of such a big transaction

Aside from the obvious expertise issue, many sellers' brokers will not be interested in splitting a commission. 

You need expertise working for you.
