If that's the case, let me step back and explain how assigning a contract works...When you assign a contract, you essentially take yourself off the contract as the buyer and put your end-buyer on the contract as the buyer.

Btw, regardless of whether you use a listing agent, I think it's absolutely essential in today's market that you at least put the property on the MLS (via a flat-fee listing, if necessary) and be willing to pay the buyer's agent their 3%.
