I do get clients here though that have substantial money but they are very private and lurkers on here versus engagers on the forums for the most part.

My expertise is foreclosing so, knowing that, i engage counsel specialized in evictions immediately, if my foreclosed property has an occupant, regardless of who the occupant is.

A private party such as yourself can and probably should engage a title company to deal with these issues.

There is a difference between flipping and the accidental flip, and offer came up that was too good to be true.But someone who is flipping is engaged in a business.

@Daniel Francis   Did Quest advise you regarding exposure to UBTI taxation with the type of investments you are engaging in?  

Anyone who seeks out a borrower not personally known to them is engaging actively in seeking that business relationship and isn't a private lender but they are a lender who may be using private funds.

If you are not experienced negotiating commercial leases I would definitely engage a broker who is to review that portion of the deal.Good hunting-
