Maybe target properties that are heavily wooded or with double lots or lots that could be divided (a call to the town will tell you that).

That leaves you with under 200k for a class D duplex and the high crime areas will be D minus.Personally we invest in the suburbs with nicer school districts, but that comes at a price of course.

That could be doubled with more efficient management of time so 2 hours per month and $400 per hour.

Purchase price: $215,000 Cash invested: $9,000 Two bed Two Bath Condo 15 minutes from Downtown and within 30 minutes of 3 major military installations.

I'd just hop on Zillow and look at what nice 3-bed, 1-2 bath places are going for.

I wasn't looking to sell, but Roofstock approached me, with an all cash offer (almost double what I paid for the house) on one of my properties in Georgia and I accepted. 

It's a 4 bed, 2 bath, 1400 square feet. 

That being said, I don't see the Costco's, Amazons, Microsofts of Seattle leaving there anytime soon, and so I do think there will always been high demand for property in Seattle, but the double digit annualized appreciation that has been occurring over the last decade, I don't see continuing.  

I struggled to get out of bed, go to class, or even speak to my roommates.  

I basically doubled my 100k I took out in less than 4 years.
