.- dont like when i have to look for deals- dont like when i have to push them- come to the showing with rental comps/flip comps/sales comps-like when they communicate continuously. i want to feel like they think of me all the time (i know, that makes me look like i am needy)- have a spare flash light in case i forget mine- if rental, suggest what renters like, keep up during remodel and offer to go see the reno. keep the relationship going- submit offers quick- if you have a backup person, make sure they ARE GOOD. i just had a guy go out of town and the backup never called me back. i texted my guy, told him "he never called back, not working with you again". the backup called back 10 mins later and i ripped him apart.ask if you have more questions

Hopefully you do not have galvanized running to the street.For the water company they should have a leak adjustment form you fill out which will reduce the water bill.If you have to dig up dirt and fix a small area of line it won't be too expensive.If the whole line has to be dug up and replaced going to the house that is thousands and thousands of dollars.If you have to use a cut saw and tear up the driveway you could be over 10,000 to do the new line to the house,cover back up,and re-pour that part of the driveway.All depends on the length of the run from the street to the property.

If you have to repair damage that is beyond normal wear and tear, you can charge for your own labor costs in Michigan--but you'll need estimates for labor to back up your claim.

I have seen as low as 14% and 4, but that has to be a great deal (60% ltv or less) with lots of backup (your house, your wife, your kids).Although I've never done any small deals, the one's I have heard about have been scary. 4% per month + 6 points.
