It seems to me the current landlord lobbying groups are either incompetent, ineffective or are just serving large apartment owners in collusion with the city in a effort for “regulatory capture”.

I'm finding that the handful of realtors that I've contacted barely make an effort to assist with gathering information for me. 

There's the financial side that says that if you're going to reinvest in real estate anyway any net savings over the cost of the exchange is worth it.But you gotta factor in your time and energy and any extra effort you perceive as well. 

--The garage was built in a way that with minimal effort, we could use the stall at the end of the driveway more like a carport and drive straight through to the back, but we would need to add at least 1 more garage space elsewhere if we did this.
