After months of looking in So Cal, networking and reading/learning and encouragement from BP I finally took action and made an offer!

The fact is that in todays society smoking is not acceptable and wise investors will simply acknowledge this fact and have a strictly enforced no smoking policy.

I'm much the same way, but thanks to the wealth of knowledge (and encouragement) from folks on here, I'm about to make an offer on my first rental.Don't be shy about posting your progress either.

I would encourage you to learn about them, but they are probably out of your reach for now until you get more money and more experience.
