There's a lot of risk and it's highly competitive today.

Just because you buy something for $350K and renovate it and put money into it doesn’t necessarily mean that you will be able to get a much higher value on a BRRRR strategy if none of the other units in your development or area will comp out.

I am blown away that she is in her 20s, not that age should matter, but she is brilliant beyond her years, and humble.Her intentionality was evident, not only in scaling her own portfolio, but organizing the process to make it doable by anyone else willing to learn and put in the work.

I would suspect that these companies did not decide to go vertical when they were cash-strapped, but in a position of financial security to take on this new risk.

Look into how much money you might make, loan choices, help for down payments, checking the market, other ways to invest, and how to deal with risks.

Or put it into crypto or something if you want to play the high-risk/high-reward game.

The main focus you should have is that the higher the risk you have, the higher return you should be expecting. 

If you are all putting in different amounts of money, how does that relate to decisions on the property-does everyone (ie all 4 as you and your wife may be 1 vote) have an equal say regardless if they put in $25K or $400K? 

I put together a spreadsheet example for a $1M STR purchase, $20k STR income a year, and $400k/yr W2 job in California.

It also depends on your risk tolerance for what makes sense.
