We both realized we were jumping into this not as informed as we should be however, we could not gather enough local resources or partners to guide us so we are taking a chance. 

Most of the locals are friendly, nature-loving types that enjoy activities like hiking, camping, snowshoeing, and live bluegrass music. 

@Gustavo Mendoza it really depends on the tenant and state/local laws.Class A tenants, usually having 680+ credit scores, can be held accountable for a 12 month lease.Most Class B tenants, 620-680 scores, can also.With Class C tenants, under 620 scores, many won't care if a lease is 12 months or MTM, they will move when they please.

There are definitely rougher areas in the city itself, however mostly they can be a couple of blocks more than an entire zip code so it is good to have local eyes for a potential purchase. 

Everyone here needs to understand that when a landlord refuses to keep their property repaired and is in violation of Local County Codes, it makes it tempting to find good rental property to move to, AND to report the property to Code Enforcement, which now I am planning on doing.

I owned a local carting company 6k and the folks that knew them....my management co said that was a bad idea.

I agree on waiting for a bit to find some local meetups & learn from some investors in my market to see what has worked for them. appreciate it!

I started off with a few house hacks before I did a BRRRR here in Columbus, Ohio Thank you for that, I have two properties that were turnkey in my local market.

The process must also be continually improved as new technologies come online, laws change, bottlenecks are identified, etc.
