They only add cost.I could go on about the cigarette butts in the parking lot, the burns in the counter tops, sink tops, window sills, flooring, the tar on the walls, in the filters, on the ceilings, light fixtures, outlets or switches or the irritation to the non-smokers in your building, but that wouldn't be news to anyone.

I do question your  $147k repair budget as I live in one of the highest cost of living areas in the country and it would be incredibly hard for me to spend that amount on a high end renovation on a large property.

If I get the 203k FHA loan, would I be able to have a contractor redo my kitchen, bathroom & floors (possibly knockdown a wall) and have that rolled into my mortgage?
