Hey guys, I recently stumbled upon an 8 unit (4 duplexes on one parcel of land) and it’s in a Public Improvement District (PID).

Both will still have their own parcel and be zoned and classified as SF.

If you live in a hot area where the heat will damage the interior or cause cracks, if there’s any food that goes bad wrecking the fridge, if there’s a sump pump that isn’t powered and allows flooding, the garage doors forget remote codes, etc etc etc.

It also is more an agricultural and food service hub than a manufacturing hub, so the jobs in the area cannot really be moved overseas.

Conforming or Non-conforming financing– both view the ADU’s the same way.We were not able to classify the property as a 3 Unit parcel since the land zoning is R20 & this zoning does not conform to allow multifamily development.The appraiser would have to answer the question – does this property conform with local zoning?
