Bill B--I agree about the possibility of the prebate becoming a political football that would need to be diligently watched and guarded from politicians who would seek to exploit it for power and for the bribing of various constituencies.

You need to be more creative in obtaining the deals (going after the off-market stuff via good marketing techniques as opposed to trying to by stuff off the MLS), and you need to be willing to look at a lot of deals before you're likely to find a good one, but with patience, diligence and hard work, the deals are still out there.

The main thing is to have a strong ground unit that can carry the bulk of your due diligence.

I'll suggest some due diligence.

Allot of wholesalers do not offer a complete due diligence with their offered properties.

Obviously, any deal I'm involved with will be subject to my own due diligence and research, I'm not scared of spreadsheets or rolling up my sleeves to do some analysis.

It sounds like it could have potential for sure, but just make sure you are very diligent before you dive in.

I'd tell them to bring me the applicant and I will do my normal due diligence on them.
