That hill collapsed a bit and damaged his fence, pushing it over a few inches. 2) The fence still functions as a fence and works just fine. 3) The neighbor appears to be mentally ill, he texts me regularly demanding to know when I will do X, then Y, then Z.

Previously, I had been working two big corporate jobs, mainly in a back office accounting/tax function; however, after a series of life events, I realized life was too short to spend your days doing work you despise, plus, the money I was making at my 9-5 was not that exciting.

If previous inspections found non-functioning heat, extensive termite damage, etc., then the buyer should be aware of that through disclosure.

I'd also set it up so that each side can buy out the other, heirs can buy out the other if one of you is no longer able to function, I would definitely identify the workload split (mine has a  Capital Investor who provides all Capital & a Managing Investor who has all of the day to day responsibility for the property.)Make sure each of you provide monthly reports to the other of what has gone on with your side of the Joint Venture.Have a clause for how long the property is to be held, what it is to be used for and how it will eventually be disposed of.

I think Zillow recognized this, that's why they were mostly buying complete/functional houses and just throwing carpet+paint in them.
