There are a few pros to getting your license including but not limited to:Access to the MLSBeing able to see properties quickly, without needing your agent to tag alongSaving half the commission on the sell side of your dealBut there is the additional costs of continuing education and splits or fees you may pay to hang your license with a brokerage.

In the previous client's case he submitted for the three tax parcel's, but has to wait to make a sale until the building is demo'd because the title company won't insure title due to the existing 'encroachment' of a building covering the property.

During this time run a title preliminary report to see if there arw any liens or judgments ties to the property, get pay off and reinstatement quotes so you can asses the deal and see what you are working with before negotiating a deal.

I want to know from other investors, especially ones that work with wholesalers, if what I am planning on providing investors is overkill.Once I have a signed PSA, I plan on:paying for a title check (to make sure the title doesn't have any unexpected liens)scheduling a home inspectionhaving a general contractor provide a renovation estimate (labor & materials) for both a fix-n-flip and a rental renovationAn ARV appraisalI am planning on compiling all of this information, along with a copy of the PSA, a full RentFax report, pictures of the property, and a video walk-thru into an "investor packet" that will be emailed to my investor list.

They have more skin in the game then you do.Make sure you get clear title.
