When I often see owner financing being offered I always beef up my due diligence efforts. 

Anyway, just wondering where I should be focusing my efforts right now.

Not much effort for them.

Be extremely carful with your efforts to accommodate this tenant, it could become extremally expensive for you.

I've found it's more effort but usually you'll find better prices anywhere but Home Depot or Lowes for the bigger ticket items like cabinets, flooring, doors, etc. 

When I reversed it I took a house that I knew was vacant but not on the list.If it could give property info on each property, ie like that house I knew was vacant and look it up with a click and find the owner with the actual number that would be great but it does not.I did not do any mailings or any large scale test just about 50 properties and granted there are so few distressed properties in many areas that it might be slim pickings.I wish I gave it more effort but I did not want to waste alot of time and effort on faulty data if that was the case. 

Their stance is at best building may be worth 60k more making it not worth the refi effort? 

After all the time and effort, your yield won't be that much.

@Zackarias AitchisonAlong with reading books recommended and listening to podcasts, I would say to apply yourself to networking in an effort to find someone that is doing what you want to learn.
