I am a small fish in my local pond yet I am approached weekly, often daily, via calls, texts, and emails from people who "live in an expensive market and have identified ______ as an ideal Long Distance investment location and will be buying ____(insert audacious number of homes here_____ in the next year." 

I'm looking at Codebox, as we use Appfolio and this is their preferred partner that integrates with the software, but from what I can see, the applicant only needs to enter a guestcacd with their name, email, and phone number.  

3) Are there any legal ramifications to emailing or texting someone?

I have tried emailing.

I set them up to email or text my google voice # with issues and emergencies.

They want to email the deal to 100 or 200 people, but they don't even know who can close the deal.

Other people buy lists and spend marketing dollars, cold call, do email marketing, market their websites, work with wholesalers to do all of that for them, etc etc etc.I wrote a number of blog posts on how to find deals and there are hundreds of ways, but it still takes a while to find what works.

It's always just the last 4 digits of the phone number they booked with for me, then my email campaigns don't have to change.  

I just got an email from Hilton all reservations can be cancelled with full refund as long as you do it within 24 hours of your stay or you can move them.Just like all the airlines are giving full refunds or full credits.not sure about rental car agencies i dont have a rental car reserved at the moment. its tough mom and pop hospitality cant suck it up like a big corp.. those renting it and expecting to get some customer care can get pretty upset as we know.
